Tenant Breaking Lease Terms / Rules

Even if you sign a lease with a tenant for the long term, life happens. Couples break up. People lose jobs. People fall on rough times. People get new jobs or new life opportunities. 

Navigating the lease break process is one of the most important things you will do on a semi-consistent basis over the long haul. You’ll need to understand how to do the following:

  1. Set proper expectations with tenants BEFORE they sign the lease

  2. Set proper expectations again once the tenant asks to break the lease

  3. Work with the tenant to find a replacement tenant to the best of your ability

  4. Find the right middle ground between working with your tenant while also not being a pushover

Over the years, I have found many landlords take the wrong approach on the points above. And the result is typically non-payment of rent for multiple months, hurt feelings and/or lots of anger and yelling.
