Inspectional Services Challenges and Fines from Your City / Town

As a landlord, you may run into a scenario where you need to engage with inspectional services. Maybe a nosy neighbor gave them a call or maybe it’s your existing tenant. Regardless, it can be very stressful when someone from inspectional services gets involved and potentially levies fines on you.

When this happens, landlords can get really upset and things can get personal and emotional. I have been involved in these scenarios from time to time and I can help you through this difficult process. Acting as your agent, I can help to reduce or remove fines and ensure you are in a good place with both inspectional services AND whomever reported you.

At the end of the day, you DO need to make sure you are in compliance with your city. If you are not in compliance, you need to understand the root cause.

Sometimes, it’s as simple as lack of attention to detail or negligence. This can be an opportunity to hit the pause button. Some good questions to ask yourself:

Are you up for being a landlord? Do you have the bandwidth to take on the responsibility? Do you have the funds to deal with future issues when they come up such as water leaks in the basement? Poorly wired electrical? Chasing down a contractor? Replacing a heating system for one or multiple units?

Sometimes the answer is yes and together we can come up with an action plan to get you in a better place.

Other times, the answer is no, which means it’s time to think about selling. If that’s the road you want to go down, you’ll want to take care of some items first to ensure you can 1) sell for top dollar and 2) actually close after you accept an offer.
