Spring Hill
Spring Hill is a bit of a funky place when it comes to a Somerville neighborhood just because it encompasses areas some of which are very close to Porter Square, others which are much closer to Davis Square, still others that are close to Union Square, and a small chunk that's even closer to Gilman Square. So the result is you actually have very different housing stock and price points, depending on exactly where you are within the Spring Hill area of Somerville.
High-level, I find typically the most expensive and desirable parts of Spring Hill are walkable to Porter and Davis Squares. Next on this list would be areas walkable to the green line - Union and Gilman Squares. And while really every part of Spring Hill is relatively walkable to a T stop, the areas that take 15 to 20+ minutes to get a T stop generally land at lower price points and have less demand compared to those parts of Spring Hill that are 10 or less minutes to a T stop.
I am painting with broad strokes here as there are multiple factors that will impact price including the particular street, as well as the size, condition and layout of the property in question.
