Multi-Family Properties

Multi-family properties are those where you own an entire building with multiple units as well as the land. There are no shared expenses with other owners, meaning you are on the hook for everything but it also means you have full control over the property and the land you own. A multi-family could be just two units (AKA a 2-family) or it could be a massive building with many hundreds of units. It could be all residential or it could be mixed-use (AKA some units are residential and some are commercial). Some multi-families are owned by what I call "pure investors" meaning the owners do not live on premises and all units are rented out to tenants. Other multi-families are owned by "owner occupants", which means the owner lives in one of the units and rents out the other units. There are benefits to both flavors depending on your goals and personal preferences. If you'd like to see some recent multi-family sales I was involved in, you can see those HERE.
