Condos in Cambridge

So there are just A LOT of condos in Cambridge. To drive home this point, as of this writing (12/17/2025), there were 477 condos that sold in Cambridge. They come in a ton of different flavors: 

First you have extremely small mom and pop associations, I generally think of these as 10-units or less. Most common are two and three family homes that were converted into condos.

Next, you have smaller buildings, think 3 stories and perhaps a few dozen buildings. Then you have mid-sized buildings, I think of these as 4 or 5 stories and perhaps 50ish units. Then you have larger buildings which may have as many as 100+ units. 

In addition to these flavors, you have townhouses - sometimes attached, think of a 3 story condo with shared walls with multiple other 3 story condos. Other times you have detached condos - think about standalone buildings that live like a single family in a little community of maybe 4 to 12 total townhouses. 

You also have co-ops, where you own a share in the entire building, although there aren’t too many of those left in Cambridge anymore (but there are a few!). 

Here's a 3-bed/2-bath condo I sold in North Cambridge in 2025. The home was previously used as a rental but we completely updated and staged the unit, yielding a strong sold price in one weekend. 

It’s really hard to pin down pricing for Cambridge condos, because there are so many factors that will influence price. So instead of giving you price ranges for Cambridge condos in general here, let me breakdown what points tend to influence price the most:

  • Location - as they old saying goes, it’s location, location, location. Units close to the red line T stops consistently do well. So do West Cambridge condos. 

  • Square footage - generally, the larger the space, the more you’ll pay for it. I guess that one is kind of obvious, but it’s mostly true!

  • Bedroom and bathroom count - once you get to 3 or 4 bedrooms, you tend to see a burst in price upwards. And the same goes to getting to a second full bathroom

  • Building quality - this matters a ton. A 2-bed/2-bath in a luxury concierge building could easily go for $2M+. A 2-bed/2-bath in a rundown low-rise brick building could go for $800k. 

  • Building amenities - speaking of building quality, what we are really talking about is the amenities. Think things like pools, concierge, elevator building, a gym, garage parking. All of these things impact the sales price but don’t forget the HOA fee! With more amenities expect sky high monthly HOA payments. 

  • Unit condition - High end kitchen and bathrooms and nice finishes throughout absolutely impact resale price
