Buying a single family in Spring Hill 

If you're thinking of buying a single family in Spring Hill in Somerville, likely you're going to land in one of two buckets:

The first bucket is either going to be a small single family house, almost like buying a condo in terms of size. So think something like 900 to 1200 square feet, a two bed one bath or two bed two bath mini house that might be in good but not great condition and typically a relatively small lot.

The other option on the low end price range would be a larger house, maybe 1500 to 1800 square feet, but a total fixer upper often geared more towards a developer or an extremely experienced buyer with a construction background or connection in some way. Those usually will land in the $900,000 to $1.1 million range.

The second bucket is going to be your Spring Hill bread and butter single family house. They usually start at about $1.6 million and go up to $2 million plus for totally gut renovated brand new single family. They often start around 1600 to 1700 square feet and can go well north of 3000 square feet.

Generally speaking, most of these Spring Hill single families lots are on the smaller side - think 3,000 - 3,500 square feet. There are occasional exceptions here. You can get some beautiful Victorians in Spring Hill, particularly in areas closer to the Union Square section of Spring Hill.
