Buying a multi-family in Ten Hills
When it comes to buying a multifamily in Ten Hills, understand that you will be buying a two-family property. There are no three families or higher in this neighborhood of Somerville.
Generally speaking, the vast majority of two families in Ten Hills, as of this writing, will land in the $1.2M to $1.4M range. On the low end, they're going to be your traditional first and second floor only, a two-family with mid-2000 square feet. Occasionally I will see 2-families that land at around $1M - generally these come up on Bailey Rd, which is directly on Rt-93 and has a lot of highway noise…in other words, you get what you pay for.
When you start seeing more updated units (maybe an owner's unit with updated kitchen, central AC, laundry unit), you can get into the $1.3M range and occasionally $1.4M range.
The other exception would be occasionally you'll see two families in Ten Hills where the third floor is finished and dormers are added, with that additional square footage, you will generally find the highest price points in Ten Hills for those particular two families - usually somewhere in the $1.3M range.
