Buying a development opportunity in Spring Hill 

I have found that usually when I'm working with a developer in the Spring Hill neighborhood of Somerville, the most likely play is going to be a condo conversion. It could be your Somerville bread and butter two-family condo conversion (basement/first floor as one unit, second and third floor as another unit). But there are also a smattering of larger multi-family properties in Spring Hill. I see 4 families and even 6 families on occasion in this part of town, and those can be ripe for quick cosmetic updates and condo flip opportunities.

But you really need to know your numbers here because Spring Hill condos sell very differently depending on the precise street you are on as well as the layout and amenities you plan to include in your condo sale. You also need to make sure that you're not buying a property that has some historical relevance where a gut renovation may not be allowed by the city of Somerville.
