Belmont Overview
Belmont is another town that is extremely popular, particularly for those buyers with a family or expecting a family soon. Belmont was ranked #3 in all of Massachusetts according to Niche.com’s 2025 school rankings. If a top rated school system is a priority for you, Belmont is definitely worth looking at. Belmont also borders Cambridge and it’s very accessible to downtown Boston, so if you are a commuter going to Boston or Cambridge, it’s a great option.
One thing to keep in mind, Belmont has gone up quite a bit in the last decade. For 2024, the average sold price for a single family in Belmont was up to $1.72M, making it in a similar price point to a town like Lexington which for 2024 had average sold single family prices of $1.92M.
If you do have the budget, one great thing about Belmont is you will find opportunities to buy homes on much larger lots compared to a Cambridge or Somerville. But expect to spend $2M+ in most scenarios to get a very generous, flat lot.
